Form delivered a full design and build refurbishment of the first floor at 21 Lime Street, repositioning a dated office into a high-quality workplace aligned with contemporary business needs.
The layout was carefully planned to support a variety of working styles, combining modern finishes with practical functionality and fully integrated technology. Key features included a central presentation space with a raised stage, enhanced acoustics, upgraded services and a coordinated furniture scheme that reinforces the overall design vision.
Delivered within a fully occupied building, the project demanded precise logistics, controlled access and a considered approach to minimise disruption to neighbouring occupiers.

How we did it
Works commenced with a full strip-out of the first floor, clearing the way for a carefully reconfigured layout that enhances openness while introducing dedicated areas for collaboration and shared use. New partitions and glazed elements were installed to define spaces while maintaining visibility and flow.
Targeted upgrades to building services included energy-efficient LED lighting, enhanced power infrastructure and integrated data and AV provisions to support modern workplace demands. The raised access floor was repaired where required, creating a consistent foundation for new finishes, while acoustic treatments were introduced to improve sound quality within key areas.
A bespoke stage formed a central architectural feature, fully integrated with lighting and technology. High-quality LVT flooring was installed throughout, complemented by a comprehensive FF&E package and bespoke joinery, including storage walls, kitchen areas and bench seating. Together, these elements create a refined, durable environment built for long-term performance.
Safety Without Compromise
Delivered within an occupied building, the project required careful planning to safeguard daily operations. Strict access controls, clear segregation and close client coordination minimised disruption throughout.
Deliveries, logistics and high-risk activities were meticulously scheduled and managed in line with statutory requirements. Supported by disciplined site management and a safety-first culture, the refurbishment was completed efficiently and without impact to building users.
